Split System vs Ducted Air Conditioning: What’s Right for Your Brisbane Home?

Here’s how to think through it properly.

What’s the Difference?

A split system air conditioner has two units — one mounted on a wall inside the room, connected by refrigerant pipes to a compressor unit outside. It cools (or heats) the room it’s installed in. Install multiple units for multiple rooms, each operating independently.

A ducted system has a single indoor fan unit (usually in the roof cavity), connected to an outdoor compressor, with a network of ducts delivering conditioned air to outlets throughout the house. The whole home is served from one central system, with zone controls letting you manage different areas independently.

When Split System Makes More Sense

Split systems are the right call when:

*You only need to cool one or two rooms.* If you’re cooling a home office, a master bedroom, or a single living area, a split system is cheaper to install and cheaper to run than firing up a whole-home ducted system.

*You’re renting or in a smaller property.* Split systems are easier to install, less disruptive, and don’t require ceiling cavity access. For renters, they’re often the only option.

*You’re working with a tight budget.* A quality 2.5kW split system installed in Brisbane typically costs $1,200–$2,000 all-inclusive. That’s a fraction of a ducted system investment.

*Your home has limited roof space.* Older lowset homes, homes with flat or skillion roofs, or properties where ceiling cavity access is restricted may not be suitable for standard ducted installations.

When Ducted Makes More Sense

Ducted is the better choice when:

*You want whole-home comfort.* If you’re cooling 3 or more rooms regularly, running separate split systems in each room starts to rival the cost of a ducted system — and a ducted system does it more quietly, more efficiently, and without a wall unit in every room.

*You’re building or doing a major renovation.* New builds are the perfect time to install ducted. The cost drops significantly when ductwork can be run before plasterboard goes up, and you end up with a completely hidden system that adds to your property’s value.

*Aesthetics matter.* Ducted is invisible. Ceiling outlets blend into the room. There are no wall-mounted indoor units, no visible electrical conduits, no aesthetic compromise. For homeowners who care about interior design, ducted is the clear winner.

*You’re buying in the current Brisbane North market.* New estates in North Lakes, Griffin, Mango Hill, and Narangba are dominated by ducted systems. If you’re planning to sell in the next 5–10 years, a ducted system is a genuine selling point; multiple split systems are not.

*You want zone control.* A ducted system with zoning lets you cool the living area during the day and switch to bedrooms at night, only conditioning the parts of the house you’re using. This can dramatically reduce running costs compared to running split systems in multiple rooms simultaneously.

The Brisbane Climate Factor

Brisbane’s climate makes this decision a bit different from cooler parts of Australia. Our summers are long, humid, and intense. Air conditioning isn’t a luxury here — it runs for 6+ months of the year in most households.

That changes the maths on running costs. A properly designed ducted system with good zoning, running in a well-insulated Brisbane home, can be more economical to run than multiple split systems left running simultaneously — because you’re only conditioning occupied zones rather than whole rooms with no one in them.

What About Multi-Head Split Systems?

A multi-head split system uses one outdoor compressor connected to multiple indoor units. It’s a middle ground — cheaper than fully ducted, more coordinated than individual splits.
