Most builders will offer a standard air conditioning inclusion, or suggest their preferred supplier. Before you tick that box, here’s what you actually need to know.
Why Timing Matters So Much
Installing ducted air conditioning during construction is dramatically cheaper than retrofitting it later. When your home is at frame stage — before plasterboard goes up and before ceiling linings are fixed — a qualified installer can run ductwork freely through the roof cavity without cutting into finished ceilings, patching walls, or working around obstacles.
The difference? Typically $2,000–$5,000 in installation costs, just from timing the job right. And the end result is cleaner, too — no patches, no access holes, just a seamlessly integrated system.
The ideal time to lock in your air conditioning contractor is before the frame stage, so they can liaise with your builder, review the plans, and be ready to move in as soon as the frame is up.
Don’t Just Go With the Builder’s Preferred Supplier
Builders often have preferred supplier agreements. Those suppliers may be perfectly good — but they may also be the most convenient option for the builder, not necessarily the best option for you.

What to Ask Your Builder (and Your Aircon Contractor)
How many zones? A standard builder inclusion might include a basic 4–6 zone ducted system. Is that enough for your home’s layout? A 4-bedroom, 2-bathroom home might benefit from 6–7 zones to properly separate living areas, bedrooms, and activity rooms.
What brand? Builder inclusions often feature mid-range brands. That’s fine — but understand what you’re getting. If you want a premium system — we’re a proud Gree partner and install their full range — a custom quote may give you a better outcome than the builder’s standard inclusion.
Where does the outdoor unit go? This needs to be planned with the builder early. The outdoor compressor needs adequate clearance, preferably in a shaded spot on the south side of the home. Getting this wrong means reduced efficiency and a noisier system.
What controller? Basic zone controllers are functional but limited. A smart controller (compatible with phone apps, programmable scheduling, individual room temperature sensors) costs more upfront but adds significant comfort and efficiency.
Is the quote supply-and-install, or supply only? Some builder quotes include the unit only, with electrical work quoted separately. Always confirm what’s in the price.
