It’s one of the most common questions we get: how often does an air conditioner actually need to be serviced? The internet gives you everything from “every 3 months” to “every 5 years”, which isn’t helpful. Here’s a straight answer based on what we see in Brisbane homes and businesses every day.
The Standard Recommendation for Brisbane Homes
For a residential air conditioning system in Brisbane — whether split system or ducted — the standard recommendation is a professional service once per year.
The ideal timing is before summer: September or October, when the system hasn’t been used heavily for a few months and you want it in peak condition before the heat arrives. This is when Brisbane air conditioning technicians are busiest, so booking ahead makes sense.
A second service in autumn (March–April) is worthwhile if your system runs very heavily through summer, or if you’re using it for heating through winter as well.
Why Brisbane’s Climate Demands More Attention
Brisbane air conditioners work harder than those in most other Australian cities. Our summers are long — genuinely hot from November through to March, with humid conditions that put consistent demand on systems. Add in the off-season use for heating in winter and dehumidification during the humid shoulder seasons, and a Brisbane system can easily accumulate 3,000–4,000 hours of operation per year.
That’s significantly more than a system in a temperate city. More running hours mean filters accumulate dust and biological matter faster, coils get dirtier, and wear on moving parts accelerates. The once-yearly service recommendation isn’t conservative — it’s realistic for Brisbane’s conditions.
What Happens During a Professional Air Con Service?
A proper service from a qualified technician includes:
*Filter cleaning.* The air filters (both indoor unit filters and any return air grille filters in ducted systems) collect dust, pollen, mould spores, and other airborne particles. Dirty filters reduce airflow, make the system work harder, and can circulate poor air quality through your home. Filter cleaning is the single most important maintenance task.
*Coil inspection and cleaning.* The evaporator coil (inside) and condenser coil (outside) can accumulate dirt over time, particularly in Brisbane’s dusty, humid conditions. Dirty coils reduce heat exchange efficiency and increase running costs.
*Drain line check.* The condensate drain removes moisture extracted from the air. In Brisbane’s humid summers, air conditioners extract enormous quantities of water — a blocked drain causes water to back up and potentially damage your ceiling or walls.
*Refrigerant check.* Low refrigerant (usually from a slow leak) reduces cooling capacity significantly. A technician will check refrigerant levels and inspect for obvious leak points.
*Electrical checks.* Connections, capacitors, and contactors are inspected for signs of wear or deterioration.
*Fan motor and blower wheel.* Fan components are checked for dust buildup, bearing wear, and correct operation.
*Outdoor unit clearance.* The outdoor compressor needs adequate airflow. Overgrown plants, accumulated debris, or obstructions reduce efficiency significantly.
What Happens If You Don’t Service Your Air Con?
This is where it gets expensive. We regularly see systems that haven’t been serviced in 2–3 years. The most common consequences:
- A 20–30% reduction in cooling efficiency (meaning the system runs longer and costs more to achieve the same result)
- Premature compressor failure, which is the most expensive repair in any air conditioning system — often $1,500–$3,000+
- Mould growth on the evaporator coil and in ductwork, which circulates through your home
- Blocked drain lines causing water damage to ceilings (we’ve seen significant damage from this)
- Voided manufacturer warranty — most brands require evidence of regular servicing to honour warranty claims
Commercial Properties: Service More Frequently
For commercial air conditioning — cafés, offices, retail, hospitality — the recommendation is more frequent. Systems running 10–14 hours per day accumulate wear and contamination significantly faster than residential systems. Twice-yearly servicing is a minimum for most commercial properties; quarterly for high-use environments like commercial kitchens.
Can I Service My Air Con Myself?
You can clean the filters yourself — and you should, monthly during heavy use periods. Filter cleaning is simple: remove the filter panel, wash the filters in warm water, let them dry completely, and replace them.
Everything else — refrigerant work, electrical checks, coil cleaning, drain maintenance — requires a licensed technician. In Australia, refrigerant handling requires an ARCtick licence. Don’t attempt DIY refrigerant work.
